Parking garages may become obsolete in a future where self-driving vehicles will liberate large amounts of space currently dedicated to parking. It behooves us to think of the parking garage typology as mere structures with superficial cladding, and begin visualizing them as opportunities for organic future infill, and for helping to resolve the affordability crisis.

The City’s Request for Proposal called for a mixed-use development of Class A offices, garage and retail. This bold entry competes at world-level architecture, aiming to be “one-of-a-kind with unique shape and spacious floor plans, notable architectural design, (...) and a definite market presence” as required by the RFP.

Goals required by the RFP and achieved by this proposal include:

-Providing world-class commercial, parking and office space to meet increasing market demand
-Maintaining parking with alternative and sustainable transportation and mobility options
-Activating North Lincoln Lane from a service alley to a vibrant and pedestrian-friendly street
-Providing additional connection between world-renowed Washington Avenue and Alton Road
-Connecting the recently built Convention Center District with Lincoln Road
-Providing additional pedestrian amenities to enhance the urban experience

By incorporating clear photovoltaic panels as visible, aestehtic part of the architectural expression, non-toxic, ecologically restorative materials, EV charging and rainwater capture and reuse among other features, the design precepts of the Living Building Challenge initiative are followed.

The building emulates the playful nature, structural eloquence, pedestrian engagement and responsiveness to climate that the neighboring built environment strives to attain: The 1111 Lincoln Road parking garage reveals how the exposure of structural material can house a common, simple function while garnering public interest and further stimulating investment. Its adjacent landscape design highlights the importance of planting and creative hardscaping to allow pedestrians a respite from our regional elements. Screening at the 1035 Lincoln Nike store and the operable canopies at 1664 Lenox Avenue showcase the role of tectonic creativity in controlling the intense south Florida sun.
